			<content:encoded><![CDATA[<p>PLANS are in the pipeline to condense the paperwork required to sell a property in Queensland.<br />
According to online industry website, Real Estate Business, “The move, (to condense six documents into a single document) which may come into effect as early as late February, is expected to reduce legal costs and cut the number of forms that homeowners often require to sell their property.”<br />
The website quoted Queensland Premier, Anna Bligh, as saying, “currently, requirements in a house contract may include the need for a Sustainability Declaration, a Pool Safety Declaration, a Warning Statement, an Information Sheet, Disclosure Statement and of course the contract of sale.<br />
“At the moment each one of these means a separate form, each with a fee, and often repeating the same type of information,&#8221; the Premier said.<br />
“We intend to rid the industry of unnecessary complications making it easier to buy and sell a home in Queensland.”<br />
The move has been welcomed by industry members including Properties On Bribie Principal, Margaret Price.<br />
“It’s about time,” Ms Price said.<br />
“Recent changes to contract documents and the process involved in the signing of those documents opened up a minefield.<br />
“The proposed single document will hopefully omit the current illogical procedures required by agents as part of the contract process.<br />
“Having a more commonsense approach to the legal documentation and the processes required to be undertaken during the signing of that document when purchasing a property in Queensland should result in a more fluid and uncomplicated process,” Ms Price said.<br />
 “Some of the processes involved when purchasing a property in Queensland, under the current format, appear to assume that property buyers have no commonsense.<br />
“For example, we (industry) knew before the Sustainability Declaration was introduced that it would be a waste of time, energy and resources that it (the form) was supposed to save.<br />
 “ I welcome any opportunity to streamline the property sale and purchase process and the associated reduction in costs and legal fees,” Ms Price concluded.</p>

According to Michael Matusik, the old habit of negativity should be replaced with a new habit of confidence.<br />
Mr Matusik (CM 07/01/2012) said &#8220;assorted experts&#8230;would have us believe the Australian property market was about to crash and burn&#8230;and while prices slid &#8211; just 4 per cent across Australian capitals over the past 12 months, says RP Data &#8211; it was our confidence that plummeted.&#8221;<br />
&#8220;No one made a lot of money in property last year but we&#8217;re probably not facing Armageddon either,&#8221; Mr Matusik said.<br />
&#8220;The signs of recovery are there, but what&#8217;s really missing is confidence.<br />
&#8220;Let&#8217;s start (the New Year) by acknowledging the positive signs in the market for the potential they represent and work to make that a reality,&#8221; Mr Matusik concluded.</p>

External forces linked to the global economy, government policy and a drop in land values in the region have created a perception of caution in the minds of property buyers.<br />
Despite this, some property owners continue to seek an inflated price for their property, and have unfortunately listened to the false claims made by some desperate agents and agencies.<br />
According to Properties On Bribie Director of Sales and Marketing, Wayne Mac, owners who do not ‘have’ to sell should not have their properties listed ‘for sale’ in the market.<br />
“We continually see over-priced stock being listed for sale because some agents just want the listing and tell owners what they want to hear.<br />
“But what these owners are being told may not be factual,” Mr Mac said.<br />
“It’s very easy to check the major property websites to verify if claims an agent or agency has sold 12 to 14 properties each month are true.<br />
“The reality is that the current market is very price-driven and buyers have control of what they are willing to pay for a property.<br />
“Because there is an oversupply of available stock to choose from, owners wanting to achieve the maximum price for their property are not making the right choices.<br />
“Some owners have been trying to sell their properties for 12 to 14 months and still expect someone to fall out of the sky and pay top price for their home.<br />
“Our agency has declined some property listings due to the owners’ price expectations and their unwillingness to listen to factual information,” Mr Mac said.<br />
“One of the ways the property market dynamics can change in favour of the owners is for there to be a much more limited amount of stock available.<br />
“Owners need to start making the right choices about their most valuable asset and should listen to the feedback provided by potential buyers and modify their expectations accordingly,” Mr Mac said.<br />
“It’s the proven rule of supply and demand, and this can top the market either way.<br />
“Currently we have high supply and low demand, but if we all work smarter, we could easily have less supply and therefore higher demand,” Mr Mac concluded.</p>
